More green space is coming to Acacia Estates with the new 6.8-acre Acacia Park Central
While many townships continue to reduce open spaces to make way for new buildings, Quadruple A by developer DMCI Homes is taking a different route.
The company is expanding the green and open spaces within Acacia Estates in Taguig to give residents more space to breathe, move, and relax.
DMCI Homes plans to expand the township’s open space to 66 hectares, based on a redevelopment plan recently presented by Landscape Architect Alexis Valiente, vice president of the Department of Concept Management and Landscaping to members of the media.
“This increases the quota of open space per person to 14 square meters per resident as part of our ongoing development of Acacia Estates,” Arch. Valiente said.
Arch. Valiente said this means residents will have more access to parks, trails, and outdoor spaces, as the township continues to grow.
Currently, Acacia Estates has 24 hectares of open space. With another 42 hectares to be developed in the coming years, the total will reach 66 hectares.
Currently, residents already enjoy an average of 12 square meters of open space per person, while some areas provide at least 10 square meters. This already exceeds the 9 square meters per person recommended by the World Health Organization.
The open space expansion is part of a broader township development plan that includes a comprehensive upgrade of the Town Center at Acacia Estates and daily community improvements.
Under the plan, the City Center will be transformed into a vibrant community center with a two-story commercial strip, supermarket, and al fresco restaurants. This will be accompanied by a central plaza, promenade, performance stage, and a new 6.8 hectares of public open space known as Acacia Park Central.
Acacia Park Central will introduce additional nature-inspired parks and recreation areas, an expanded plant nursery to support planting programs, improved open fields and work areas, and an Eco-Center and Rain Garden. A new multi-purpose space is also being developed to serve as a space for community gatherings, festivals, and other shared activities.
The development of Acacia Park Central will be done in phases. Phase 1 which includes the Acacia Community Pavilion and parking is targeted for completion in 2027. Acacia Active Grove and Acacia Botanica, which will be developed in the next phases.
Open Spaces as Public Infrastructure
Beyond the numbers, design experts emphasize that open spaces play a profound role in shaping everyday life.
Dr. Cathe Nadal, assistant professor at the University of the Philippines College of Architecture and Architect (PALA, IFLA-APR), said that for architects, open spaces go beyond greenery and environmental performance.
“As landscape architects, one of the few things we keep in mind is that open spaces are not just plants or nature-based solutions,” said Ms. Nadal. “They also serve as our social infrastructure.”
He explained that knowledge is always at the forefront of designing these spaces. Their real value, he said, is seen when people actively use them.
“When you see people going outside and spending time in these open spaces, that’s when you see that housing development is not just about building buildings,” said Ms. Nadal. “Developments like Acacia Estates show that real estate developers are slow creators of places, spaces that our communities need most in the Philippines.”
Market analysts note that this focus is in line with consumer preferences.
According to Joey Roi Bondoc, director of research at Colliers Philippines, access to green and open spaces is always at the top of real estate investment considerations.
“At Colliers, we have been conducting a survey among respondents to our forum for tourism and what is interesting is that they all said that green sustainability and open space are very important and in fact important whenever they make investment decisions,” said Mr. Bondoc.
Protecting Vacancies Residents Number
A defining feature of Acacia Estates is the way its open spaces are managed and preserved. Unlike the more commercial districts, the township was designed with residents as its primary users.
Commercial centers in Acacia areas are limited to serving the community rather than attracting more tourists, helping to prevent overcrowding.
DMCI Housing President Alfredo Austria said maintaining this balance is a wise decision.
“Here at Acacia Estates, open spaces are made for residents,” said Mr. “These open spaces don’t fill up, you see, in Metro Manila, if you have a nice open space and it’s open to everyone because of the many commercial areas, it will soon be full and there will be no rest.”
